You can fall in love with a Sim, and be friends with them. When you are in love it shows it by representing a red heart. And when a Sim is your family friend there is a little greenish-blue smiley face by the Sims name. Also if you buy the polar bear rug, put two sims on it and then they start to talk, and then make-out. The relationship points will end up at 105.

This is a pretty simple task to unlock a very helpful service. You just need to be persistent. Of course, this service is only good for those who aren't very 'mechanical'.

This takes a while to complete because you have to be friends with a person if you even want a chance of them accepting your offer of joining the gym. Only four members is not realistsic, but the developers probably did not want to overwhelm players.
