"What You Own" is the title of this song and it's sung by Roger and Mark near the end of the show, where they realize that there's no time like the present to do the things that they want (for Mark) and to forget regret (for Roger) or else he'll miss out on happiness (with Mimi).

At least, that's my take on it.
