Back then, in Hill House, Nell used to hop into bed next to Theo when she had a nightmare. One night, however, Theo woke up to feel someone hop into her bed and grab her hand. When she turned over, no one was there.
A day before Nell's death, Theo, now a therapist in her adult years, works with children in a Boston fostering centre. She speaks to a young girl named Kelsey about her anxieties regarding a figure named Mr. Smiley, who lives under her house and sometimes visits her with his big smile. Theo reassures Kelsey that building up walls is okay until she is ready to open up; Kelsey says it would be okay because Mr. Smiley understood her.
Theo is assured that Kelsey's foster siblings are flourishing, but her struggles with Mr. Smiley seem to be holding her back. In school she started strong, but over time she had an obvious decline. Theo vows to get to the bottom of it.

While cleaning up her office, she remembers Hill House, specifically when she and her father were cleaning out the rooms to toss out old junk and put other remaining items up for auction. Hugh passed her a box to toss, but somehow she knew that the contents inside were of value. Sure enough, it was a rare vintage of wine. On the same day, Theo and her mother both noted that there were spots in the house-- small pockets, really-- that were colder than others. To Theo though, the whole house was cold.

Back at Shirley's house, Theo recounts the appointment she had with Kelsey and notes how odd it was to speak to her. It was almost like she couldn't get through to her; she was walled off.
Another memory seems to be pervasive. One day in Hill House, Theo came across Nell and Luke in the kitchen, both of whom were taking a look at a device next to the house's dumbwaiter. The device, a brass tube to communicate between floors, connected to one of the bedrooms downstairs, and Theo split her siblings up so that they could play with it. Bringing Luke downstairs, she accidentally touched the pillow of the bed next to the device and realized that, at one time, it was a sick bed. When Luke asked her how she could know that, she couldn't figure out why she did.
Theo has another appointment later in the day and returns to the office, and when she does she finds a copy of Steven's book in her filing cabinet. Six years ago, Steven offered her and their other siblings 8% of the royalties-- each of them-- but none of them accepted what they called blood money. She said she never read his book. She throws out the copy she finds.

Theo goes dancing after she finishes at work, and when she does she runs into the girl from the previous night. She decides not to speak to her. She keeps her number on her nightstand though. At Hill House, odd events kept occurring. Theo would hear people trying to get into rooms, but fail to open the doors. One day, while Luke played near the dumbwaiter, Mrs. Dudley yelled at him to play safely, indicating her fear of the contraption. One night, Theo found Luke hiding in the dumbwaiter, trying to take it for a ride.

Theo humoured him, closing the door and pushing the button, sending him downstairs much to both of their surprise. What Luke found down there, shining his flashlight, was much to his surprise-- an entire room. He stayed in the dumbwaiter the entire time, and as he looked over to one side, he saw the undead creature lurch out from behind the barrels and crawl his way. Hugh and Olivia came to his aid, following the screaming down to the kitchen, and by then, the dumbwaiter was working again.

Theo is awakened when she feels her bedsheets being pulled off of her, and when she looks up, there's something at the foot of her bed, smiling at her. It disappears when she turns on her light. Shirley knocks on her door soon after, having just received the call about Nell's death.
Two years earlier, at Nell's wedding, no one could find the maid of honour, Stacy. It turned out that she was upstairs in the bedroom with Theo. Nell and Steven had no idea that she was attracted to other women before that moment.
Theo and Shirley, drinking together after hearing the news, wonder why Nell would go back to Hill House. Shirley tries to figure out what to say about what happened, especially to her kids, and what Theo tells her is later repeated verbatim to her. On the day Nell's body arrives at Shirley's mortuary, Theo excuses herself; she can't be around for it, partly because she's angry with Nell's choices.

Theo apologized to Luke about the dumbwaiter incident, partly because their parents were still mad at her, but Luke didn't seem to hold any resentment towards his sister because no one seemed to believe him. First, they didn't believe that Abigail was real, and then they didn't believe that the house had a basement, even though the dumbwaiter took him to it, because it wasn't in the blueprints.

When Theo touched Luke's arm though, she believed him. She decided to do a little bit of detective work. Remembering that Luke mentioned a ladder, she moved some of the furniture in the kitchen pantry around to find a trapdoor and, sure enough, there was a ladder leading down to a dark cellar.

She descended into it, finding the lights therein and the dumbwaiter on the far end. On the floor was the proof they needed-- a shred of fabric from her brother's shirt. That wasn't all she found though.

There was a door. And she opened it.

Theo arrives at Kelsey's family's house, claiming to just be in the neighbourhood while the girl is at school. She admits that a house call is a strange thing for her and she asks to check their basement. They allow this, sending her down alone. Taking off her gloves, she begins to touch the objects found downstairs, walking around until she finds something of use to the case, and that's when she finds the couch. Laying down on it, she comes to realize that the wood boards that make up the ceiling display what looks like a smiley face in the wood.

She shakes the hand of Kelsey's father on the way out, and when she heads out to her car, she calls the cops and social services. What she saw when she laid down on the couch was enough to confirm what she sensed went on between Kelsey and her father.

When Theo entered the doorway she found in the basement she found books, and amongst them were secrets, as she told her mother. Olivia was surprised to find that her daughter not only found the hidden books, ledgers from the prohibition era, but that she found the basement, and it was then that she held Theo's hand. When Theo looked up, she saw that her mother's head had been partly blasted away, as though by a gunshot.
Theo watches from her car as Kelsey's father is apprehended for sexual abuse. They watch each other through their car windows as he's driven away.

While Hugh and Mr. Dudley investigated the hole in the kitchen floor, Olivia took Theo aside to talk to her. She brought up the ledger and the day she found the wine with her father, and it led her to believe that her daughter, like their grandmother, might be a bit 'sensitive'. Shirley always spoke odd things in her sleep; Nell said that the house was always 'loud'.

It was clear that Theo was more sensitive than others, so Olivia gifted her a pair of gloves and offered to talk to her about her abilities if she wanted to. Before Steven moved to Los Angeles, after his book was finally published, Theo ended up accepting his offer to take an 8% royalty cut. Before he left, she admitted she read his book, and he got a few things wrong. She found the bootlegging basement, for instance, and not Luke. And he got the last night wrong, especially since he was asleep for the most of it.

She spent that money on her Ph.D.

After the incident with Kelsey's father, Theo heads into Shirley's house to visit Nell's body in the mortuary. Removing her gloves, she touches her sister's forehead to discover the truth about what happened in Hill House. When she does, it takes a moment for it to sink in, but she stumbles back and collapses to the floor to weep.
Trish comes by shortly after to spend the night, glad to get the call to come by, but before anything happens, Theo opens up to her a bit about Kelsey and about her abilities and her sister.
On the last night in Hill House, Theo headed to the front room to find her father already bringing Nell and Luke out. Hugh asked her to take her siblings to the car while he grabbed Shirley and Steven from upstairs, and when he pulled her arm to bring her to the door, she saw images that unnerved her-- bodies, her siblings, and her own mother being pushed against a wall.
